NFPA 1 13.7.2.12.3.1* In buildings other than those equipped throughout with an existing complete automatic smoke detection system, smoke alarms shall be installed in accordance with 13.7.1.4.9, as modified by 13.7.2.12.3.2, outside every sleeping area in the immediate vicinity of the bedrooms and on all levels of the dwelling unit, including basements. [101:31.3.4.5.1]

Tri Systems Group will be at the property starting Monday, June 15, 2015 through June 25, 2015 from 6:00 pm to 9:00 pm and will need to enter every unit to check the smoke detectors.

Please be advised that Miami-Dade County Fire Rescue Department requires that every smoke detector installed in each unit be inspected and tested each year by a certified inspector in order to verify that they are working properly in accordance with the manufacturer’s recommendations.

In order to comply with these requirements, Tri Systems Group will be at the property starting Monday, June 15, 2015 through June 25, 2015 from 6:00 pm to 9:00 pm and will need to enter every unit to check the smoke detectors. The Board of Directors is requesting the cooperation from all homeowners/residents/renters to have someone at their units during these hours to grant access.  The Smoke Detector Annual Inspection has been scheduled as follows:

Monday, June 15 – Thursday, June 18

Monday, June 22 – Thursday, June 25

Tri Systems will charge $ 5.00 dollars for batteries plus labor cost and $ 40.00 per smoke detector plus labor cost if they need to be replaced.

Please be advised that if the technicians cannot go inside all the units and Miami-Dade issues a violation notice/fine for non compliance, your maintenance account will be back charged. Also Tri Systems will charge $ 5.00 dollars for batteries plus labor cost and $ 40.00 per smoke detector plus labor cost if they need to be replaced. Therefore we are asking all homeowners/residents/renters cooperation. Before the annual inspection days have someone check the batteries and smoke detectors and replace them if necessary in order to avoid your account being back charged.  The Association will contract locksmith services if necessary to ensure access to all units. They will charge $ 125.00 to open the door which means that your account will be back charged. Please make any necessary arrangements to avoid these additional charges to your maintenance account.
